7 Property Management Tips for Your Western Wisconsin Rental Property

When it comes to be being a good landlord, there's a lot to do. No matter where you live, or where your rental properties happen to be, being a landlord means there's some work to be done. There's the obvious requirements of keeping your rentals up to date and in good maintenance, but there's also a lot of little things that need to be done to be effective and efficient. Here in the Western Wisconsin area, we've come up with a list of tips for you, so that you don't have to worry if you're doing it right.

  1. Document Everything – For every property, make sure you have everything documented. From the tiniest ding or crack, to the largest problems. Take photographic evidence of the conditions of your property. Document all work notices, receipts and invoices. Make sure you keep track of the rent that's coming in. Document every interaction with every tenant. Write down how much time is spent on every task that involves your rental property. If you ever need something for a legal reason, you'll have it and not have to worry.
  2. Screen Tenants – There is nothing worse than a problematic tenant. You don't want someone living on your property that isn't going to care for it, actively destroy it, or not pay rent. Having someone like that on your property is liable to cause problems even long after you manage to get them out. It's easy to fall into a trap with people pretending to be someone they're not, so be sure to have a good screening system in place. Always do a background and a credit check before renting out a property to someone.
  3. Create a To-Do List – Don't rely on your memory when it comes to things that need to be done with your rental property. Make a to-do list and then check off the projects as you get them done. If the project is especially large, break it into smaller sections on your list, so you don't get lost in the complications.
  4. Always Keep Notes – This goes along with the documentation of everything. It's important to keep a notepad or something like it by your phone so that you can jot down notes with every call. It's not a good idea to try and just remember a repair request when the call is made. Write it down and you'll be in a better position.
  5. Photograph – Take photographs of your property. Many potential tenants don't bother with reading descriptions of rental properties and gain all their interest from the photographs. So the better your photos, and the more of them you have, the more likely you are to land a tenant quickly.
  6. Interact With Your Staff – If you have a team working with you to maintain your properties, make sure that you interact with them often. Make yourself a person that they're willing to reach out to, and make sure they know that you're interested in helping them with their tasks as needed. Make sure that they're always up to date with what's happening, and that everyone is involved where they need to be. A happy work space is one that functions smoothly, after all.
  7. Outsource – When it comes to mundane tasks, you can always outsource. Find a maintenance group, or a lawn care service, or even a call service to help you keep things up to grade. If you don't have the time to do the work yourself, or you don't have the skills to keep on top of the repairs, be sure to outsource to respected groups.
